Core Services

• Interior & Exterior Photography — Professional HDR and ambient-blend stills for MLS, print marketing, and digital distribution.
• Drone Aerial Photo & Video — FAA Part 107 certified aerial imagery; subject to airspace clearance and weather conditions.
• 3D Virtual Tours — iGUIDE and Zillow Showcase interactive walkthroughs for immersive buyer experiences.
• Video Content — Aerial video and Photo-to-Video edits built from your listing photos, with licensed music.
• Editing Services — Standalone retouching, color correction, and virtual staging available upon request.
• Marketing Media — Branded listing materials, digital brochures, and custom deliverables as agreed per project scope.

Booking Confirmations

A confirmation is sent via email within 24 hours of scheduling. This document constitutes a binding appointment. The client is responsible for verifying all details — date, time, address, and service list — and notifying Turnkey Media of any discrepancies within 24 hours of receipt.

Rescheduling

Reschedule free up to 48 hours before the shoot; after that, a reschedule is $95. Weather reschedules are always free. A cancellation at the door — including any situation where the photographer can’t access the property — is $145. Cancellations and refunds are covered in Cancellations & Refunds below. We make reasonable efforts to accommodate new dates based on availability.

Weather Delays

Turnkey Media reserves the right to reschedule shoots affected by adverse weather, particularly for drone and exterior services. In such cases, no rescheduling fee applies. We monitor conditions closely and communicate any changes as early as possible.

Property Readiness

The property must be prepared and accessible at the confirmed shoot time. Please have access ready within one hour of the scheduled start; beyond that, the appointment is automatically cancelled and billed. A 20-minute grace period is allowed on arrival, after which a $50 fee applies for the crew's wait time.

No Deposit

No deposit is required to book. If you choose to pay after delivery, nothing is charged at booking and you pay once your deliverables are ready (see Media Delivery). Larger commercial or custom projects may carry separate terms set out in a written project agreement.

Pay at Booking ("Pay Today")

You may instead choose to pay in full at booking and receive a 5% discount on the amount due; your final, watermark-free deliverables are then released as soon as they are ready. Refunds on a Pay Today order: a full refund if you cancel within 72 hours of booking (as long as the shoot is more than 24 hours away); after that, a refund less the $95 cancellation fee up to 24 hours before the shoot; and within 24 hours of the shoot, a refund less the $145 last-minute fee. Payment Timing

For standard bookings, full payment is due within 7 days of media delivery. For new clients, prepayment in full may be required at our discretion. Invoices are delivered electronically via email and our client portal.

Late Fees & Overdue Invoices

Invoices unpaid beyond the due date are subject to a 1.5% monthly late fee on the outstanding balance. Accounts past 30 days may be referred to collections. All media licensing rights are suspended until the balance is settled in full.

Media Delivery After Payment

Final watermark-free deliverables are released exclusively upon confirmed payment receipt. Watermarked preview files may be provided for review prior to settlement. Turnkey Media is not responsible for delays caused by third-party banking or payment processing systems.

Turnaround Times

• Photography — Standard delivery within 24–48 hours of the shoot date.
• Drone Video — Delivery within 48–72 hours, subject to weather-related shoot delays.
• 3D Virtual Tours — Processing and delivery within 24–48 hours of scan completion.
• Video Content — Photo-to-Video edits delivered within 48 hours of your photo delivery.
• Rush Delivery — Available upon request; rush fees apply based on project scope and complexity.

File Formats

Photography is delivered in high-resolution JPEG (minimum 300 DPI, MLS-optimized sizing). RAW files are not included in standard deliveries unless specifically contracted. Video is delivered in 1080p or 4K MP4 via download link or direct platform upload upon request.

Revision Policy

Standard packages include one round of photo culling corrections — brightness and color balance adjustments — submitted within 5 business days of delivery. Structural retouching, object removal, and virtual staging are available as billed add-ons. Video edits beyond minor adjustments are invoiced at our standard hourly rate.

Archival Limitations

Delivered files are archived for up to 12 months post-delivery, consistent with the retention periods described in our Privacy Policy. After that period, Turnkey Media makes no guarantee of file availability, and clients are responsible for maintaining their own backups of all delivered media.

FAA Compliance

All aerial operations are performed under valid FAA Part 107 Remote Pilot certification. Where controlled-airspace authorization is required and available (such as LAANC), it is obtained prior to the flight, and no drone operations will commence without proper authorization. Locations that cannot be legally flown are identified in advance.

Weather & Safety Discretion

Flights will not be conducted during high winds (exceeding 20 mph), rain, fog, or any conditions the pilot deems unsafe. In the event of a weather cancellation on shoot day, drone services are rescheduled at no additional charge. The pilot's safety determination is final and not subject to client override.

Restricted Airspace

Some properties fall within restricted airspace, temporary flight restrictions (TFRs), or controlled zones. Turnkey Media will make commercially reasonable efforts to obtain necessary authorizations; however, flight availability cannot be guaranteed in all locations. If drone services cannot be performed due to airspace restrictions, clients receive a refund for the drone portion of their invoice only.

Bystanders & Third Parties

The client is responsible for ensuring no unauthorized persons are present in the designated flight zone during operations. Turnkey Media reserves the right to suspend any flight immediately if bystander safety is at risk. Neighbor notification is encouraged but not legally required in most municipalities.

Staging & Cleanliness

• All rooms should be thoroughly cleaned, vacuumed, and dusted before the shoot.
• Countertops, tables, and surfaces should be cleared of personal items, mail, dishes, and clutter.
• Beds should be made with clean, wrinkle-free linens with decorative pillows in place.
• Toiletries, trash cans, and personal care items should be removed from view.
• Exterior spaces should be cleared of garden hoses, bins, non-staged vehicles, and debris.

Pets & Occupants

Pets should be secured or removed from the premises for the duration of the shoot. Turnkey Media assumes no liability for pet-related incidents. Occupants and unnecessary personnel should remain out of frame during all photography and video sessions.

Lighting

All interior lights — including lamps, under-cabinet fixtures, and fireplaces — should be turned on before our arrival. Window treatments should be open unless otherwise discussed. Our crew makes final adjustments on-site.

Client License

Clients are granted a non-exclusive, non-transferable license to use delivered media for the purpose of marketing and selling the specific property for which services were contracted. Permitted uses include MLS listings, digital advertising, social media, print materials, and real estate marketing platforms such as Zillow and Realtor.com.

Portfolio & Promotional Use

Turnkey Media retains the right to use all produced media in its portfolio, website, social media, and advertising materials unless the client submits a written opt-out request prior to the shoot. We handle all listing media with discretion and will not publish until the property is publicly listed, unless expressly authorized in writing.

Ownership Limitations

The client does not own the original files, RAW images, or underlying copyright in any works produced. Turnkey Media retains full ownership and copyright. Clients may not resell, sublicense, or transfer rights to any delivered media without our written consent.

Third-Party Usage

Use of Turnkey Media content by third parties — including co-listing agents, builders, developers, or staging companies — requires a separate licensing agreement. Unauthorized third-party usage constitutes copyright infringement and may result in legal action and statutory damages.

Force Majeure

Turnkey Media shall not be in breach of these Terms or otherwise liable for any failure or delay in performing obligations where such failure results from events outside its reasonable control — including acts of God, natural disaster, power outages, severe weather, civil unrest, or governmental restrictions.

Equipment & Technical Failure

In the rare event of catastrophic equipment failure or data corruption resulting in total loss of a shoot, Turnkey Media's liability is limited to either a full reshoot at no charge or a full refund of amounts paid. We maintain professional-grade backup equipment on all shoots.

Cancellation Timeline

• Within 72 hours of booking (and more than 24 hours before the shoot) — Cancel for a full refund. Nothing is owed.
• After 72 hours, up to 24 hours before the shoot — A $95 cancellation fee applies. Pay Today orders are refunded less the fee.
• Within 24 hours of the shoot — A $145 last-minute cancellation fee applies to every booking. Pay Today orders are refunded less the fee; pay-after-delivery bookings are billed the fee.
• Rescheduling — Free up to 48 hours before the shoot; $95 after that. Rescheduling because of weather is always free.
• At the door — A $145 fee applies if our crew arrives and cannot access or shoot the property. A 20-minute arrival grace period is allowed, after which a $50 wait fee may apply.

Cancellations by Turnkey Media

In the event Turnkey Media must cancel a confirmed booking due to unforeseen circumstances, we will waive any applicable fees, refund any amounts already paid, and make every effort to reschedule at the earliest available date. Where possible, at least 24 hours' notice will be given for any Turnkey-initiated cancellation.

Refund Processing

Approved refunds are processed within 5–10 business days via the original payment method. Turnkey Media is not responsible for delays caused by financial institutions or payment processors.
