The market doesn't reward
average.
Ninety-two percent of buyers begin their search online. The first image they see is your listing. Not the location, not the price — the image. Professional HDR photography with intentional composition and editorial grading turns a passive browser into a scheduled showing within minutes.
The Turnkey Media difference
We shoot with a cinematic eye borrowed from architectural photography, not the production-line approach most real estate photographers use. Every image is lit, composed, and graded as if it belongs in a design magazine — because that's the visual standard your clients' properties deserve.

answered.
How much does real estate photography cost in San Diego?
Photography is charged by photo count, not home size: $185 for 25 photos, $235 for 40, and $285 for 60. Add another service to the same shoot and a bundle discount of 3–10% applies automatically. Expedited (rush) delivery is available for an additional $95. Every shoot includes MLS-ready exports, print-resolution files, and web-optimized versions.
How long does a real estate photo shoot take?
Most residential shoots take 45 to 90 minutes on-site depending on photo count and property size. A 25-photo shoot typically runs about 45 minutes; 60-photo shoots on larger properties, or shoots with twilight, may take up to 2 hours. We work efficiently and respect your client's time.
How do I prepare my listing for real estate photos?
We send every client a detailed prep checklist immediately after booking. Key items: declutter all surfaces, hide personal photos, remove vehicles from driveway, replace burned-out bulbs, and have the home cleaned the morning of the shoot. We can shoot around minor imperfections, but cleaner always photographs better.
What is HDR real estate photography?
HDR stands for High Dynamic Range. We capture multiple exposures of each scene — typically 3 to 7 — and blend them in post-processing to show accurate detail in both bright windows and shadowed interior spaces simultaneously. This technique is the industry standard for professional listing photography because it matches what the human eye actually sees.
Do you shoot on weekends and evenings?
Yes. We offer morning, afternoon, and twilight sessions seven days a week. Evening twilight shoots are particularly effective for exterior shots — the warm interior light against a blue-hour sky is the most-saved listing image type on social media. Twilight availability is limited; book early.
What file formats do you deliver?
Every delivery includes: high-resolution JPEG (print-ready), MLS-compliant JPEG (sized per local MLS requirements), and web-optimized versions for social media and email. Files are delivered to your private media portal with clear labeling. We can also provide TIFF files on request.
Do you shoot vacant listings?
Yes, and vacant listings are often easier to shoot because there's no furniture or personal items to work around. For completely empty rooms, we recommend adding our Virtual Staging service — we can digitally furnish the space from $35 per photo, which consistently produces more buyer engagement than empty rooms.
How quickly do you deliver the photos?
Standard delivery is 24 hours from shoot completion. Expedited (rush) delivery is available for $95. On-time delivery is part of our service guarantee.
What areas of San Diego do you serve?
We cover all of San Diego County including La Jolla, Del Mar, Rancho Santa Fe, Encinitas, Carlsbad, Vista, Fallbrook, Temecula, Valley Center, Coronado, Carmel Valley, Solana Beach, and surrounding areas. We also serve Orange County and the greater Southern California region for larger projects.
Can I use the photos on social media and my website?
Yes. Your licensing is fully transferable and includes commercial use for listing marketing, your personal website, social media, and print materials. There are no hidden licensing fees or restrictions on how you use the images to market your listing.
What happens if I'm not satisfied with the photos?
We stand behind our work. If you're not satisfied with the quality or if we missed any areas of the property, we will schedule a reshoot at no additional charge. The free-reshoot guarantee stands on every booking.
Do you offer twilight photography?
Yes. Twilight shoots can be added to any shoot or booked on their own. We time the shoot to coincide with blue hour — typically 20–40 minutes after sunset — when interior lights glow warmly against a rich sky. These images consistently outperform daytime exteriors on engagement across Zillow, Instagram, and email marketing.
Can you shoot commercial properties?
Yes. We photograph commercial listings, office spaces, retail storefronts, restaurants, and multi-family residential properties. You can book commercial shoots online — because commercial projects vary in scope, the final quote may be adjusted once we review what the shoot involves, and we'll reach out before your shoot if so.
Are your photos MLS-ready?
Yes. Every delivery includes MLS-compliant JPEG files sized and formatted to San Diego MLS specifications. We also include CRMLS-compatible exports. No resizing or reformatting required — upload directly from your delivery portal.
Should I stage the property before the photo shoot?
Professional staging significantly improves photography results. If physical staging isn't in the budget, our Virtual Staging service can digitally furnish vacant rooms from $35 per photo — typically indistinguishable from physical staging in photographs. We recommend at minimum decluttering, deep cleaning, and ensuring all lights and fixtures work before the shoot.
