What is virtual staging for real estate?
Virtual staging is the process of digitally adding furniture, décor, and accessories to photos of empty or sparsely furnished rooms. Using advanced photo editing software and 3D rendering, we place photorealistic furniture into your listing photos. The result is indistinguishable from a physically staged and photographed room at a fraction of the cost.
How much does virtual staging cost?
Virtual staging is $35 per photo for your first 5 photos, then $25 per photo after that. Virtual twilight edits (day-to-dusk sky replacement with interior lighting) follow the same pricing — $35 per photo, $25 each beyond 5. Simple sky replacements are $25 per photo. There are no minimum orders — stage one photo or the entire gallery.
Is virtual staging obvious to buyers?
When done well, no. Low-quality virtual staging is immediately obvious — flat lighting, mismatched shadows, furniture that floats above the floor. Our staging is individually calibrated to match the original photo's lighting direction and intensity. We have clients whose buyers didn't realize the staging was virtual until after closing.
Does virtual staging need to be disclosed on MLS?
California Association of Realtors guidelines require disclosure that photos are virtually staged. This is typically handled with a note in the listing description ("Some photos are virtually staged for illustrative purposes") and does not negatively impact buyer perception. We provide suggested disclosure language with every delivery.
