Booking & Scheduling
8 questionsHow to book, how far ahead, rescheduling, and where we shoot.
Book entirely online at turnkeymedia.agency/book — it takes about five minutes. Enter the property address and square footage, add your email so your progress is saved, check the services you want and choose the options for each, then pick a date and time and confirm. You’ll immediately receive a confirmation email with a calendar invite and a property prep checklist.
We recommend at least 48 hours for standard shoots. Twilight sessions and complex multi-service bookings should be scheduled 3–5 days in advance. Same-day availability may exist — call or email us directly to check.
Yes — and it saves you money. Build your shoot from any combination of services (photography, drone, 3D tour, floor plan, twilight, and more) in one booking, and a bundle discount applies automatically: 3% with 2 services, 5% with 3, 8% with 4, and 10% with 5 or more.
Reschedule free up to 48 hours before the shoot; after that, a reschedule is $95. Weather reschedules are always free. Cancel within 72 hours of booking for a full refund, as long as the shoot is more than 24 hours away. After that, cancelling up to 24 hours before the shoot carries a $95 fee — if you paid today, we refund the rest. Within 24 hours of the shoot, cancelling carries a $145 fee — the same whether you paid today or pay after delivery; if you paid today, we refund the rest. A cancellation at the door — including any situation where the photographer can’t access the property — is $145. No deposit is required to book.
Yes. We offer morning, afternoon, and twilight sessions seven days a week. Holiday availability is limited — book in advance during busy listing seasons (spring and fall in San Diego).
Yes. Many agents book for their clients and provide the client’s contact information for day-of coordination. We’ll communicate directly with whoever is present at the property.
We cover all of San Diego County — the coast (La Jolla, Del Mar, Encinitas, Carlsbad, Oceanside, Coronado), inland North County (Escondido, Vista, San Marcos, Poway, Rancho Bernardo, Fallbrook, Valley Center), East County (El Cajon, La Mesa, Santee, Lakeside, Ramona, Alpine), the City of San Diego proper (Point Loma, Pacific Beach, Scripps Ranch, Carmel Valley), and the South Bay (Chula Vista, Bonita, National City, Imperial Beach) — plus Temecula, Murrieta, and Hemet just over the Riverside County line. Our studio is based in Escondido and we travel to you. Travel is free within 40 miles; beyond that a flat travel fee applies ($75 up to 60 miles, $150 up to 80, $250 up to 100), and it’s shown in your estimate before you book — never a surprise at the door.
Yes. Turnkey Media is fully insured, and every aerial shoot is flown by an FAA Part 107–certified remote pilot operating under current airspace authorizations. If your brokerage or a property manager needs proof of insurance on file, just reach out and we’ll provide our certificate.
Pricing
8 questionsWhat shoots cost, bundle discounts, rush fees, and payment terms.
Our listing packages start at $329 (Essential), $549 (Signature), and $1,149 (Luxury), priced by home size. À la carte, photography is priced by photo count, not home size: $185 for 25 photos, $235 for 40, and $285 for 60. Drone photography starts at $175 (5 photos). 3D tours are priced by home size: iGUIDE 3D tours from $225 and Zillow 3D tours from $175. Aerial video starts at $175, and Photo-to-Video at $95. Virtual staging is $35 per photo for the first 5, then $25 each. Book two or more services together and a bundle discount of 3–10% applies automatically.
Yes — three base packages, each with a fixed price by home size: $329 (Essential), $549 (Signature), and $1,149 (Luxury). Essential covers what a listing needs to go live (HDR photos, drone photos, a 2D floor plan); Signature adds an iGUIDE 3D tour with an ANSI-measured floor plan and virtual twilight; Luxury adds amenity photos, aerial video, iGUIDE Premium, and an on-location twilight shoot. Every package is fully customizable when you book, and a package is always cheaper than booking the same services separately.
When you book, enter the address and square footage and we analyze the property — its size, how close it is to the coast, the local market, nearby amenities, and (if you tell us) how furnished it will be, the list price, and features like a pool or view. We recommend the package that fits and suggest add-ons with a short reason for each, like an aerial video for a home near the beach. You can book it as-is, switch packages, turn add-ons off, or build your own shoot instead.
Yes — automatically, when you build your own shoot. When you book multiple services in one shoot you save 3% with 2 services, 5% with 3, 8% with 4, and 10% with 5 or more, taken off the whole shoot. Each service counts once however many options you choose within it; virtual staging and photo edits don’t count toward the tier. No codes needed — the discount appears in your estimate as you build your shoot.
Expedited (rush) delivery is $95: photos, drone photos, and floor plans go from next-day to same-day, aerial video from up to 48 hours to 24, and listing video from 72 to 48 hours. 3D tours are already delivered next-day.
We accept all major credit cards (Visa, MasterCard, American Express, Discover) through secure Stripe checkout. You choose when to pay at checkout: pay after delivery — nothing is charged when you book — or pay at booking and save 5%.
Your media is delivered to your private portal as watermarked previews, so you can review everything first. When you’re happy, pay the invoice and the full-resolution, unwatermarked files unlock for download. If you paid at booking instead, your files arrive already unlocked — no extra step.
No deposit is required. You can pay after delivery, when you unlock your full-resolution files, or choose to pay in full at booking and save 5%.
Photography
8 questionsHDR technique, shoot length, photo counts, formats, editing, and prep.
HDR stands for High Dynamic Range. We capture multiple exposures of each scene — typically 3 to 7 — and blend them in post-processing to show accurate detail in both bright window areas and shadowed interior spaces simultaneously. This technique is the industry standard for professional listing photography.
Most shoots take 45 to 90 minutes on-site. A 25-photo shoot typically runs about 45 minutes; 60-photo shoots and large properties can take up to 2 hours, and adding services like drone or a 3D tour adds time. We work efficiently and respect your clients’ time.
You choose: 10–15, 25, 40, or 60 HDR photos. These counts are final edited, delivered images — not raw captures. We typically capture 2–3 times the final count and select the best.
All deliveries include: high-resolution JPEG (print-ready, typically 4–6MB each), MLS-compliant JPEG (sized per local MLS requirements), and web-optimized JPEG for social media and email use. TIFF files are available on request.
Yes. Every photo is professionally edited to include: HDR tone mapping and blending, color correction for accurate representation, sky enhancement or replacement where needed, vertical and horizontal perspective correction, and removal of minor distractions. We do not over-process — our editing standard is beautiful but believable.
We send every client a detailed prep checklist immediately after booking. Key items include: declutter all surfaces, remove personal photos, clear vehicles from driveway, replace all burned-out bulbs, open all window treatments, make all beds with fresh linens, clean all glass surfaces, and remove pets and pet items. A clean, staged home consistently photographs better.
Yes. Vacant listings are often easier to shoot because there’s no furniture or personal items to work around. For completely empty rooms, we strongly recommend adding Virtual Staging from $35 per photo — it consistently drives significantly more buyer engagement than empty rooms.
Yes, though we recommend having only the essential people present (agent and/or seller). Too many people in the space can complicate shot setup. We’ll direct the shoot and won’t need much input during — but we’re happy to discuss specific shots you want captured.
Drone & Aerial
5 questionsFAA certification, flying near airports, what’s included, and weather.
Yes. All Turnkey Media drone operators hold FAA Part 107 Remote Pilot Certificates, which is the commercial drone license required by law for paid drone operations. We also carry drone-specific liability insurance.
Yes, with proper authorization. San Diego County has several airports (SAN, MYF, CRQ, NKX, SEE, SDM) with controlled airspace. We handle all FAA LAANC authorizations for controlled airspace — this is included in our service at no additional charge.
Standard drone photography includes: aerial exterior shots from multiple angles and altitudes, neighborhood context shots showing proximity to key features (beach, golf course, mountains, etc.), and any specific aerial perspectives you request. Video drone footage is available as an add-on.
Yes. We cannot fly in winds above 25 mph, in rain, or in poor visibility conditions. If weather prevents a scheduled drone flight, we reschedule at no charge. San Diego’s climate makes drone cancellations rare — less than 5% of scheduled shoots are affected.
For most residential properties, no special permits beyond FAA authorization are required. Some locations (near beaches, parks, or national wildlife refuges) may have additional restrictions. We assess each property location when booking and will inform you of any limitations before your shoot.
3D Virtual Tours
5 questionsiGUIDE vs. Zillow 3D, capture time, delivery, and how buyers use them.
It depends on the tour. For Zillow 3D Tours we use the Ricoh Theta Z1, and for iGUIDE tours we use the iGUIDE PLANIX R1 — purpose-built for real estate, it pairs a high-resolution camera with a laser measurement unit, so every capture produces both a fully navigable 3D tour and a dimensionally accurate floor plan with reliable square footage.
It depends on the tour and the size of the home. Most 3D tours take 45–90 minutes to capture, but larger properties can take longer. An iGUIDE scan also laser-measures each room, so it runs toward the longer end; a Zillow 3D Tour captures 360° panoramas without the measurement step, so it’s usually quicker. Either way, we handle all of it — no input required from you after the initial walkthrough.
It depends on the tour. iGUIDE tours come as a hosted URL — with an interactive floor plan — that you can embed in your MLS listing, share on social media, send directly to buyers, or add to your website, with hosting included for 12 months. Zillow 3D Tours publish to your Zillow listing and come with a shareable link you can syndicate elsewhere. Both are mobile-compatible and work on any device.
Yes. iGUIDE floor plans are measured to ANSI Z765-2021, the square-footage standard Fannie Mae (since April 2022) and Freddie Mac (since November 2023) require appraisers to use: measured to the exterior walls, finished space only, above- and below-grade areas reported separately, and the 7-foot ceiling rule applied. It gives your listing a square footage measured the way the appraiser will measure it. It isn’t an appraisal, and the lender’s appraiser still reports their own number. Our guide on ANSI Z765 covers the details.
Yes — that’s exactly what makes iGUIDE effective. Buyers can navigate room-to-room, zoom in on details, reference an accurate floor plan to understand the layout, and check real dimensions and square footage. Listings with an interactive 3D tour tend to generate more qualified inquiries and reduce unnecessary showings, because buyers self-qualify before scheduling.
Virtual Staging
5 questionsHow it works, whether buyers can tell, cost, and style choices.
We photograph the empty room, then our designers use 3D rendering software to digitally place furniture, rugs, lighting, artwork, and décor into the photograph. The result is a photorealistic image of the space as it would look furnished. Turnaround is typically 48 hours.
High-quality virtual staging is photorealistic and not immediately obvious. However, we recommend disclosing it in the listing description (e.g., “virtually staged photos included”). This is both legally appropriate in most markets and consistent with our honest-representation standard.
Virtual staging is priced per photo: $35 each for the first 5, then $25 per photo after that. There are no minimum orders — stage a single hero shot or the whole gallery — and it runs a fraction of the $2,000 to $5,000 cost of physical staging.
Yes. When booking, you can choose your preferred style — Modern, Scandinavian, or Coastal — and we match the furnishings to it and to the property’s architecture and target buyer.
Virtual staging costs 90% less than physical staging, with no scheduling delays, no delivery risk, and no removal logistics. The main limitation is that buyers will walk into an empty home — the staged images only exist in photos. For properties where in-person showing experience matters most, physical staging is worth considering. For generating online interest and initial showing requests, virtual staging performs at the same level as physical staging at a fraction of the cost.
Delivery & Files
4 questionsTurnaround, how files arrive, your license, and our reshoot policy.
Standard delivery is 24 hours from shoot completion for photography. Expedited (rush) delivery is available for $95. We have never missed a delivery window.
Everything is delivered to your own private media portal — view it on any device, download files individually or all at once, and share a link with your seller. Files are organized and labeled by deliverable, and each item appears the moment it’s ready rather than waiting on the whole order. Delivered media is archived for up to 12 months.
Yes. Your license is fully transferable and includes commercial use for listing marketing, your personal website, social media, print materials, and email marketing. There are no hidden licensing fees or restrictions on how you use the images to market your listing. We only ask that you do not resell the photos as stock photography.
We stand behind our work. If you’re not satisfied with the quality, we will schedule a reshoot at no charge. If there’s a specific area or shot that was missed, contact us within 48 hours of delivery and we’ll address it immediately.
