Why a square footage mismatch puts a deal at risk.
The number on a listing usually comes from tax records or an old listing. The buyer’s appraiser measures the home to ANSI Z765-2021. Fannie Mae has required that since April 1, 2022, and Freddie Mac since November 2, 2023.
When the two numbers disagree, the buyer finds out late in escrow. A home that appraises smaller than it was advertised gives the buyer a reason to reopen the price, and it puts the listing agent’s number in question.
Publishing a measured figure, and naming its source, moves that conversation to before the listing goes live. How square footage disputes happen.
Measured from the outside
Square footage is taken from the exterior faces of the exterior walls, not from inside the rooms.
Finished living space only
Garages, unfinished storage, and unconditioned spaces are left out, even when they are attached.
Below-grade levels on their own line
A level that sits partly below the ground is reported separately. In San Diego’s hillside neighborhoods that often separates a walk-out lower level from the main living area.
Seven-foot ceilings
A finished area needs a ceiling height of at least 7 feet to count.

- What is an ANSI Z765 floor plan?
- It is a floor plan whose square footage is measured to ANSI Z765-2021, the national standard for measuring single-family homes. The standard measures from the outside of the exterior walls, counts finished living space only, and reports below-grade levels separately.
- Why does ANSI square footage matter for a San Diego listing?
- Fannie Mae has required appraisers to measure with ANSI Z765-2021 since April 1, 2022, and Freddie Mac since November 2, 2023. If the listing shows a number from tax records or an old listing, the appraiser’s figure can come in different, and the buyer finds out late in escrow.
- Which of your floor plans are measured to ANSI Z765?
- The floor plan that comes with an iGUIDE 3D tour. Our CubiCasa 2D and 3D plans and the Zillow 3D Home interactive plan show the layout but are not ANSI measurements.
- Does an ANSI floor plan replace the appraisal?
- No. The lender’s appraiser still inspects the home and reports their own measurement. An ANSI-measured plan gives your listing a number measured the same way, so a difference shows up before you list instead of during escrow.
- Does ANSI Z765 apply to condos?
- The standard covers detached houses and attached single-family homes such as townhomes. It does not cover apartment-style condos inside a larger building, which are measured by different conventions.
An ANSI-measured floor plan is a marketing measurement, not an appraisal, a survey, or a permit drawing.
