The listing appointment media kit.
Sellers can’t judge your negotiating in an hour, but they can judge your marketing in thirty seconds. This page gives you something to put in front of them: a sample gallery, a live 3D tour, a twilight before and after, and a one-page plan to leave behind.
1 · Sample gallery
What the photos look like.
Scroll these with the seller. They are from real Turnkey shoots across San Diego County: straight lines, true color, and windows you can see through.

2 · Live 3D tour and floor plan
Let the seller walk a room.
This is a real iGUIDE from one of our shoots. The tour and the measured floor plan come from the same scan, so buyers can see the layout and the room sizes. Hand the seller the tablet and let them move through it.
Open the sample tour
3 · Twilight before and after
Show the lead photo.
Drag the slider. On the left is the daytime photo we took. On the right is the virtual twilight we delivered, labeled as an edit. New to Turnkey? Your first one is free.

4 · The one-page marketing plan
Print it, fill it in, leave it with the seller.
A specific plan with dates beats a glossy brochure. Cross out anything you won’t do for this home, and don’t add promises about price or timing. For sample wording, see the full template.
Marketing plan for your home
Prepared by ______________________________ · Date ______________
What will be produced
- Professional photos, edited, delivered the next day
- Drone photos of the lot and the setting (where the airspace allows)
- 3D tour buyers can walk on their own
- Measured floor plan with room dimensions
- Twilight lead photo
- Short video for social media
- Virtual staging for vacant rooms (labeled, with originals)
Where buyers will see it
- MLS and the portals it feeds
- Email to my list and my brokerage
- Social media, across the life of the listing
- Yard sign and open houses
- Mail to the surrounding streets
- Direct outreach to agents with buyers in the area
Edited photos, such as virtual staging or a virtual twilight, are labeled as digitally altered and published with their originals, as California law requires. Square footage is taken from a measured floor plan. This plan describes the marketing I will do. It is not a promise of a sale price or a time on market.
How to use the kit
Before the appointment
Open this page on your tablet and load the 3D tour once, so it works without the seller’s wifi. Print the one-page plan and fill in their address and your dates.
At the table
After the pricing conversation, scroll the sample gallery, walk one room of the tour, and show the twilight before and after. Say what they are: samples of the work their home will get.
When you leave
Hand over the plan. It tells the seller what will be produced, on which dates, and when they will hear from you.
More on the appointment itself: how to use listing media to win it, what to bring, and the prep checklist to hand the seller.
When you win the listing
Book the shoot, and make the plan real.
Everything in the samples is one visit: photos, drone, 3D tour, and floor plan, delivered the next day. A Signature package is $549–$749depending on the home’s size.
Questions about the kit
- Is the media kit free?
- Yes. It is this page. There is nothing to download or sign up for.
- Can I show these samples to a seller if they aren’t my listings?
- Yes, as samples. Tell the seller they show the level of work their home will get from the team you use. Don’t present them as your own past listings.
- Can I edit the marketing plan?
- Print it and write on it, or copy the structure into your own document. Our guides include a full template with sample wording.
- What does the media in the samples cost?
- A Signature package, which includes 40 photos, 10 drone photos, an iGUIDE 3D tour with a measured floor plan, and two virtual twilights, is $549–$749 depending on the home’s size.
- Should I promise sellers a faster sale because of this media?
- No. Promise the work, the dates, and the reporting. Nobody can promise days on market or a sale price.
