Real estate listing video isn’t one thing. The main formats are the cinematic listing film, the vertical social reel, the aerial reveal, and the straightforward walkthrough — each serving a different marketing job.

Cinematic listing film
A fully produced, edited film with intentional shots, movement, licensed music, and color grading — the flagship video for a property. It sells the lifestyle and emotion of a home and is the piece agents feature on a listing page and share with serious buyers. Best for premium and lifestyle-driven listings where presentation drives the price.
Vertical social reel
A short, captioned, vertically-framed clip built for Instagram, TikTok, and Reels. It’s about reach — getting the listing in front of buyers (and other agents) where they scroll. Often filmed alongside the main shoot and cut fast-paced. A horizontal version can be produced for YouTube and email.
Aerial reveal and walkthrough
An aerial reveal uses drone footage to establish the property in its setting — coastline, acreage, neighborhood context — and works as a standalone clip or the opening of a film. A walkthrough is a simpler, continuous tour of the interior that orients buyers to the flow. Many listings combine formats: an aerial open, a cinematic core, and a reel cut for social.
