Who am I actually posting for?
Mostly people who already know you. Most sellers hire an agent they were referred to or have used before, and your account is where those people check on you. A past client deciding whether to call you again will look at your last nine posts.
The second audience is people in your area who don't know you yet. They find you through posts about places they care about. Strangers in other cities, and other agents, are not the audience, even though they are often the ones who like your posts.
That is why this guide doesn't chase reach. A post seen by 300 people within ten miles is worth more to you than one seen by 30,000 somewhere else.
