Rancho Bernardo Real Estate Photographer
Rancho Bernardo listings, from first home to 55+.
Bernardo Heights families and Seven Oaks downsizers buy very differently — and the photography that serves them should too. Rancho Bernardo serves two buyers at once — school-driven families in Bernardo Heights and High Country West, and a large active-adult population in Seven Oaks and Oaks North. They weigh a listing on nearly opposite criteria, so single-level 55+ plans get low, wide interior work while family homes lead on golf frontage and Lake Hodges vistas.

The Rancho Bernardo market
Why presentation
wins here.
Rancho Bernardo carries unusually deep master-planned inventory, from 1960s and '70s originals through 1990s hillside tracts, and it serves two distinct buyer populations at once: school-driven families across Bernardo Heights and High Country West, and a large, well-established active-adult community in Seven Oaks and Oaks North. Those buyers weigh a listing on almost opposite criteria, which makes a one-size gallery a genuine liability in this market.
What sets Rancho Bernardo apart on camera
Deep master-planned inventory serving both families and a large 55+ population needs low-camera wide interiors that make single-story plans read spacious, golf and greenbelt frontage, and Lake Hodges hillside vistas.

Our work in Rancho Bernardo
We shoot Rancho Bernardo to the buyer the home is actually for. Single-story 55+ floor plans get wide, low-camera interiors that make a compact plan read spacious and level — the thing that matters most to a downsizing buyer. Family homes get the golf-course and greenbelt frontage that justifies the premium, and the southern tracts get Lake Hodges and hillside vistas from the air.

Common questions
answered.
Do you shoot Seven Oaks and Oaks North 55+ homes?
Yes, regularly. Active-adult buyers evaluate differently — single-level living, step-free entries, natural light, and manageable outdoor space matter more than square footage. We shoot at a lower camera height and wider through the main living areas so a single-story plan reads open and level rather than small.
How much does real estate photography cost in Rancho Bernardo?
Photography starts at $225 for homes under 1,500 sq ft — which fits many Seven Oaks and Oaks North plans. Larger homes are $275 (1,500–3,000 sq ft), $335 (3,000–5,000), and $395 (5,000+), and every shoot is full coverage with no photo caps. Drone from $195, 3D tours from $225, expedited delivery $145.
Is a 3D tour worth it for a 55+ listing?
Often more than for a family home. Adult children frequently help evaluate the purchase from out of the area, and a measured iGUIDE floor plan answers the questions they actually have — is it truly single-level, how wide are the doorways and halls, where are the steps. It saves showings that were never going to work.
Is drone photography available in Rancho Bernardo?
Yes, and most of the community is straightforward — much of it sits in uncontrolled airspace. That said, MCAS Miramar's (NKX) shelves reach the southern edge and McClellan-Palomar (CRQ) Class D lies to the west, so we confirm the specific parcel rather than assuming the whole ZIP is clear. Any LAANC filing is handled at no extra charge.
