How iGUIDE works
An iGUIDE capture uses a camera-and-laser system to photograph a property and measure it at the same time. The result is two things in one deliverable: a navigable 3D/panoramic tour a buyer can walk through online, and a dimensionally accurate floor plan with room measurements and a published square-footage figure. Because the measurements come from the laser scan rather than an estimate, the floor plan is trustworthy enough to attach to the listing.
Why agents use it
Two reasons. First, the measured floor plan and square footage reduce buyer uncertainty and the "is it really that big?" questions that slow a sale — and they give the listing a professional, data-backed credibility. Second, the immersive tour lets serious buyers pre-qualify themselves before requesting a showing, which is especially valuable in fast or remote markets where out-of-area buyers shop online first.
