iGUIDE vs Matterport vs Zillow 3D Home: Which 3D Tour Should San Diego Agents Use?
Use iGUIDE when you want a walkthrough plus a measured floor plan and square footage you can stand behind. Use Zillow 3D Home when the tour needs to show on the Zillow listing itself or you're running a Zillow Showcase listing. Matterport still makes a good-looking tour, but Zillow stopped displaying Matterport tours in late 2025, so it no longer reaches buyers where most of them search. Many agents book iGUIDE and Zillow 3D Home together.

The right choice depends on two questions: where do you need buyers to see the tour, and do you need the measurements?
What changed with Zillow and Matterport?
In October 2025, Zillow stopped displaying Matterport tours on its listings. For years, Matterport was the default answer to "which 3D tour?" That changed the answer for any agent who relies on Zillow for exposure, which is most agents.
A Matterport tour still works as a link in the MLS, on your website, and in emails. It just isn't shown inside the Zillow listing anymore. Our earlier guide, Zillow dropped Matterport, covers what happened and why.
When is iGUIDE the right choice?
When the floor plan and the numbers matter. An iGUIDE camera pairs 360° photos with a laser measuring system, so every tour also produces a measured floor plan with room dimensions and square footage.
That matters for three reasons:
Buyers use the floor plan. It shows how the home works, which photos can’t.
The square footage is defensible. It is measured to ANSI Z765-2021, the same standard appraisers are required to use. Our ANSI guide explains why that protects you.
You get a static floor plan image to upload with the photos, which shows on every portal.
The tour is delivered as a hosted link for the MLS, Realtor.com, and your own marketing. It's the tour in our Signature and Luxury packages. On its own it's $225–$445 depending on home size.

When is Zillow 3D Home the right choice?
When Zillow is where you need the tour to live. A Zillow 3D Home tour displays inside the Zillow listing, and buyers can filter their search for listings that have one. If you're paying for a Zillow Showcase listing, this is the tour that goes with it.
Its interactive floor plan pins each photo to the spot it was taken, which is a helpful way for buyers to place the photos in the home. It isn't a measurement product, so don't quote square footage from it.
It's quicker to capture than an iGUIDE because there's no laser measuring step. With us it starts at $175, priced by home size.
Is Matterport still worth using?
It can be, for specific cases. Matterport's "dollhouse" view, where a buyer sees the whole home as a 3D model, is still the most recognizable feature in the category, and sellers sometimes ask for it by name.
The trade-offs to weigh:
It no longer shows inside Zillow listings.
Tours are hosted on Matterport’s platform, so ask your photographer how long the tour stays live and who pays for hosting.
Its floor plans are schematic. Don’t rely on them for square footage.
If a seller insists on Matterport, the honest answer is that it will look good wherever you share the link, but it won't help on Zillow.
